Terms and conditions

Arrival: Available from 2.00 pm (14:00 hours). Earlier arrivals may be arranged on request.
Departure: No later than 11.00 am (11:00 hours). Later departures maybe arranged on request.
The property is accessed by a secure locking system. Guests are to advise of their estimated arrival time so a personal identification number can be issued. The PIN is unique to each stay and will expire at the agreed departure time.

Occupancy: Guests have sole and exclusive use of this private property.
The owners’ private areas will be locked and they will not be present during your stay.
Barossa Council has issued a permit to Basedow Haus to accommodate four people only with no extra occupancy.
Each room sleeps two adults and the king bed cannot be split into single beds.
We currently do not have any facilities for infants and children.

No pets are allowed inside the accommodation or anywhere on the property.
Basedow Haus is a strictly non-smoking premises. Parties are not permitted under any circumstances.
Guests will incur additional cleaning charges if smoking or parties are noted.
The accommodation and use of the grounds are for paying guests only. Prior approval from the owners is required if an occasion where visitors to the property is proposed.

Minimum stays:
•A minimum of 2 nights for weekends and during the week.
•A minimum of 3 nights for all long weekends and public holiday periods.

Rates: All rates are in $AUD.
The rates for direct bookings are per night per couple for one bedroom based on a
two-night stay. Additional guests for the same booking are $100 per person per night.

Bookings deposit and payments: A secure online booking system is available on our website for quick and easy bookings with quick confirmation.
•For booking 14 days or less prior to arrival full payment is required
•For bookings 15 days or more before your arrival please email us to secure your booking and payment requirements.

Basedow Haus will hold credit card details used for booking on a secure system as a security bond.

Cancellations: As single site accommodation our business depends on occupancy.
For cancellations the following conditions apply:
•More than 14 days prior to arrival: Monies will be refunded less $50 admin fee and any credit card charges.
•Within 14 days prior to arrival: No refund under normal conditions. See rescheduling of bookings below for further information.
•Non-arrival: No refunds for no shows or if guests do not stay for the entire number of nights booked.
Any cancellation of bookings must be made in writing by email to info@basedowhaus.com
Refunds are determined on a case by cases basis.
We recommend guests protect themselves with travel insurance.

Rescheduling of bookings: Due to ongoing travel uncertainty related to COVID-19 rescheduling of bookings is possible when impacted by travel/border restrictions COVID-19 related illness or other exceptional circumstances. When guests cannot make their planned trip and provide prompt notification to the owners we will open up bookings to other guests (allow 5 days). If we achieve another booking a full refund less $50 admin fee will be issued.
Alternatively guests can change to new dates or put their booking on hold and use the credit to use at a later stage.
New dates need to be re-booked at the same rate as the initial booking.
Refunds will be determined on a case by cases basis.

Suitability: In booking Basedow Haus guests will have satisfied themselves of the suitability of the accommodation prior to booking. All written descriptions are provided in good faith. While the owners will give all courtesy to genuine dissatisfaction no refund is given if guests are dissatisfied after arrival.

Force Majeure: (without restriction) In the case of any event which could not be foreseen or avoided such as but not limited to adverse weather conditions power failures disruptions to essential services and other similar events beyond the owners’ control no liability is accepted with the right to cancel or offer rescheduled bookings.

On Departure: Guests are expected to show care and respect for the property and are requested to leave it in an acceptable clean neat and tidy condition. This includes return and washing up of crockery cleaning out of fridge and rubbish and recyclables placed in the appropriate outdoor bins. Please recycle – it’s important to us.

Extra cleaning damage and breakages: Credit card details are held until a departure inspection has been completed. If excess waste is not removed and excessive cleaning is required an extra cleaning fee at $60 per hour (2 hour minimum) will be charged.
Guests are to report any malfunctions damage breakages to facilitate prompt repair or replacements.
If guests notice any faults breakages or maintenance issues upon arrival please notify the owners immediately.

Additional charges: Guests will be liable for costs and expenses incurred as a result of malicious damage breakages or loss. Any additional charges levied for extra cleaning damaged or missing items will be at the discretion of the owners. Without prejudice to any other remedies available the owner shall debit the nominated credit card used to make the booking with the quoted value of any additional fees charges or reimbursements for extra cleaning repairs or replacement.


Loss damage or theft: The owners accept no liability for injury debt damage loss expense or inconvenience caused directly or indirectly by the owners. No responsibility is taken for personal items left on the premises during guests stay or after departure. Guests are recommended to obtain travel insurance.

Maintenance: The owners seek to maintain the property to high standards and sometimes regular maintenance is scheduled during your stay. Every effort is made to schedule maintenance outside of guest stays. We will attempt to inform you of any required maintenance activity.

Privacy policy: Basedow Haus collects personal information from guests for the primary purpose of providing accommodation services. Personal information provided directly via our website basedowhaus.com will not be used for any marketing purposes.
Names addresses emails phone numbers and other information contained in any correspondence or forwarded by an authorised third party is managed in accordance with the Australian Privacy Principles at www.privacy.gov.au
